Founded in Kyiv in 2009, Formlinecoach Architects has spent sixteen years proving that architecture and engineering belong in the same conversation from day one. We are not generalists: every project we take is shaped by architects and structural engineers working side by side.

DBN compliance sign-off at every stage

Each documentation package is internally reviewed against current Ukrainian State Building Norms before release — so state expertise submissions proceed without avoidable corrections.

Fixed deliverables per phase

Scope and deliverables are specified in writing before each stage commences. Changes to scope are quoted separately — no creeping scope increases on a fixed-phase fee.

Post-completion support

We remain reachable for 12 months after practical completion for defect identification support, design clarification and as-built documentation queries at no additional charge.

Head of Structural Engineering

Certified structural engineer with 14 years of practice. Responsible for all RC frame and steel structure designs, foundation strategies and seismic assessments.

Interior Architecture Lead

Heads the interior architecture team. Focuses on material specification, lighting coordination and spatial sequencing for commercial and hospitality interiors.

Questions we hear most

Do you handle both architecture and structural engineering in-house?

Yes. Formlinecoach Architects operates as a fully integrated studio. Our licensed architects and structural engineers work in the same office, on the same BIM model, under a single contract. This eliminates the coordination gaps that arise when architecture and engineering are procured separately.

Which Ukrainian building codes do you work to?

We work to current Ukrainian State Building Norms (DBN) across all disciplines — architecture, structures, fire safety, accessibility and energy performance. For clients developing to international standards, we can also align documentation with relevant Eurocodes and BREEAM requirements.

What project types does Formlinecoach typically work on?

Our portfolio spans multi-storey residential buildings, office and retail complexes, civic and educational facilities, hotel conversions and private houses. We take projects from concept through to construction completion across Kyiv and other regions of Ukraine.

How are your fees structured?

Fees are phased to match project stages: brief and site analysis, concept design, design development, technical documentation and construction support. Each phase is quoted separately with a fixed deliverable list, so you know exactly what you are paying for before any stage begins.

Can you assist with obtaining planning permission in Kyiv?

Yes. We prepare the full architectural and technical package required for Kyiv City State Administration planning submissions, including schematic design approval (ескізний проект) and design documentation (робочий проект) for projects requiring state expertise review (ДАБІ/ДІАМ).

How long does a typical project take from brief to construction start?

A standard residential or commercial building takes six to fourteen months from brief to issued-for-construction drawings, depending on size, complexity and the speed of client decisions. Renovation and adaptive-reuse projects can move faster where existing surveys are available. We provide a programme at the brief stage so expectations are clear from the outset.
