Architectural Design
Concept through construction documentation — buildings designed to perform structurally, functionally and aesthetically for decades.
Formlinecoach Architects designs and engineers buildings that earn their place in the city — through rigorous thinking, precise construction documentation and spaces that endure.
Who we are
Founded in Kyiv in 2009, Formlinecoach Architects has spent sixteen years proving that architecture and engineering belong in the same conversation from day one. We are not generalists: every project we take is shaped by architects and structural engineers working side by side.
Our portfolio spans residential towers, civic facilities, commercial complexes and private homes — but the standard of documentation, coordination and site follow-through is the same regardless of scale.
More about FormlinecoachOur disciplines
From the first conceptual sketch to the last item on the snagging list, Formlinecoach brings architecture and engineering under one roof so nothing is lost in translation.
Concept through construction documentation — buildings designed to perform structurally, functionally and aesthetically for decades.
Load calculations, foundation design and reinforcement schedules that meet Ukrainian building codes and European Eurocodes where required.
Spatial planning and material specification that creates interiors with logic, atmosphere and longevity built in from the start.
Site masterplans, mixed-use block layouts and public-realm strategies that respond to the city's scale, movement and existing character.
Sensitive renovation of existing buildings — from pre-war Kyiv apartments to Soviet-era industrial structures repurposed for contemporary use.
Site inspections, RFI responses and contractor coordination so the building that leaves the drawing board is the building that gets built.

How we work
We listen to your programme, walk the site and review all constraints — planning, structural, environmental — before a line is drawn.
Architectural concepts are developed in parallel with structural strategy so form and engineering are never in conflict.
Full working drawings, specifications and permit packages are produced to a standard that reduces contractor queries on site.
We remain active during construction — reviewing submittals, answering RFIs and conducting staged inspections through to practical completion.
Our commitments
Not marketing statements — contractual commitments written into every engagement letter.
Every client message — brief, RFI, or site query — receives a substantive written response within one Ukrainian business day, no exceptions.
Architectural and structural drawings are cross-referenced and clash-checked before issue. If errors in our documentation cause rework on site, we cover the coordination cost.
The architect and structural engineer you meet at the brief stage remain your named contacts and reviewers through to practical completion — no mid-project handoffs.
Each documentation package is internally reviewed against current Ukrainian State Building Norms before release — so state expertise submissions proceed without avoidable corrections.
Scope and deliverables are specified in writing before each stage commences. Changes to scope are quoted separately — no creeping scope increases on a fixed-phase fee.
We remain reachable for 12 months after practical completion for defect identification support, design clarification and as-built documentation queries at no additional charge.
